Rent Receipt Format in India (Free Download Template)

Tenants need rent receipts for HRA tax exemption. Here is the exact format landlords must use in India, what to include, and how to avoid the mistakes that get claims rejected.


Why rent receipts matter

A rent receipt is the document a tenant needs to claim HRA (House Rent Allowance) exemption on their income tax return. Under Section 10(13A) of the Income Tax Act, a tenant can claim up to ₹1,00,000 per year in HRA exemption, but the tax officer can ask for rent receipts as proof. Issuing a proper receipt is good for your tenant and protects you as the landlord.

What a valid rent receipt must include

To be accepted for tax purposes, a rent receipt should include:

  • Your name (landlord) and your tenant's name
  • Property address (the premises being rented)
  • The rent amount in ₹, and the period it covers (e.g. "April 2026")
  • The date of payment and your signature
  • The landlord's PAN number if the rent exceeds ₹1,00,000 per year — this is mandatory
  • Payment mode (cash / UPI / bank transfer) — helpful but not mandatory

The mistakes that get HRA claims rejected

Most HRA claims fail because of sloppy receipts. The big ones:

  • No landlord PAN when annual rent exceeds ₹1 lakh — the claim gets rejected outright.
  • Rent paid in cash to a close relative with no real transaction — tax officers scrutinise this.
  • Receipts that don't match the rent agreement amount — any mismatch invites questions.
  • No signature or date — a receipt without both is not a valid document.

Do you need stamp paper for a rent receipt?

No. A rent receipt does not require stamp paper — a plain receipt with the details above is legally sufficient. (The rent agreement itself may need stamp duty, but the monthly receipt does not.) You can issue a receipt on a plain sheet, a printed template, or electronically.

Keep a copy for yourself too

Always keep a copy of every receipt you issue. If a tenant ever disputes the rent amount, the receipt is your record of what was paid and when. It also helps you reconcile payments against your own records each month.
