For landlords managing their own properties in India

Property Management Softwarein India, Compared

A spreadsheet, a society app and a US property platform are all reasonable answers to different questions. Here is which question each one answers — and which one you are actually asking.

Where each one fits

None of these is the wrong answer. They are answers to different questions.

Spreadsheets

Free and completely flexible. The cost is your time: nothing sends a reminder, nothing keeps a deposit history, and every mistake is silent until a tenant disputes it.

Society and community apps

MyGate, NoBrokerHood and ADDA manage a community — gate security, visitors, society dues. They serve the RWA as a whole, not an individual landlord tracking rent across the flats they own.

Global property management software

Buildium, AppFolio and DoorLoop are built around US leasing: dollar pricing, US lease workflows, US screening. Capable tools, but the rental process they automate is not the Indian one.

What TenantsFlo does

The landlord’s side of property management, in rupees.

Rent tracking in ₹, per unit

Every flat tracked independently. One view across everything you own.

Automatic rent reminders

Reminders go out before and after the due date, so chasing rent stops being your job.

Tenant and deposit records

Who is in which flat, since when, and what they paid to move in.

Per-building P&L

Income against expenses for each property, exportable for your accountant.

Maintenance and society charges

Track maintenance, sinking fund and other charges per unit.

One account, many properties

Properties in different cities stay separate but roll up into one portfolio view.

Priced per property, not per unit

A 20-flat building is one property. Choosing a 3, 6 or 12 month billing cycle takes 10%, 20% or 30% off.

Common questions

How is this different from MyGate or NoBrokerHood?
Those apps run a community: gate security, visitor approvals, society accounting. They answer the RWA’s questions. TenantsFlo answers yours as an owner — who has paid rent, who has not, what each property earns, and what each tenancy looks like. If your flat is in a society with MyGate, you can keep using both.
Why not just use a spreadsheet?
A spreadsheet is free and works until it does not. It will not remind a tenant, will not keep a deposit history, and will not tell you which of your properties is losing money. If you manage one flat and collect rent on time, a spreadsheet is genuinely fine. Past that, the chasing becomes the job.
Is there a plan for more than 10 properties?
Our published plans cover up to 10 properties. Beyond that we price individually, because the way you manage 15 or 40 properties is not the way you manage 5. Tell us what you manage and we will put a plan together.
Do you charge per unit or per property?
Per property, not per unit. A 20-flat building counts as one property, so a building full of units does not cost more than a single flat under the same plan.
Can I track properties in different cities?
Yes. Add each property separately and each keeps its own records, while your dashboard shows the whole portfolio. Owners with flats in Mumbai and Bangalore use it for exactly this.

See it against your own properties.

Add a property, add its tenants, and watch the rent tracking do the part you have been doing by hand.
