Is Rental Income Taxable in India?
Yes, rental income is fully taxable in India under the head "Income from House Property." However, the Income Tax Act provides several deductions that allow landlords to significantly lower their tax liability. If managed correctly, you might pay zero tax on your rental income.

Deduction 1: Municipal Taxes
Before calculating your taxable rent, you are allowed to deduct the municipal property taxes paid during the financial year. The catch? The tax must actually be paid by the landlord (not the tenant), and it must be paid within the same financial year.
Deduction 2: The 30% Standard Deduction (Section 24a)
After deducting municipal taxes, you get the Net Annual Value (NAV). The government grants a flat 30% standard deduction on this NAV under Section 24(a). This covers expenses like repairs, maintenance, insurance, and electricity. You do not need to show any receipts to claim this 30%—it is a flat legal deduction.
Deduction 3: Home Loan Interest (Section 24b)
If you bought the property on a home loan, you can deduct the entire interest paid during the year. For a self-occupied property, this is capped at ₹2 Lakh, but for a let-out (rented) property, there is no upper limit on the interest deduction!
How to Track Expenses
While the 30% deduction is flat, maintaining proper records of your rental income and property taxes is crucial if you are ever audited. Use TenantsFlo to track all incoming rent and generate automated ledger reports for your CA.
