Is a PG a good business?

PGs in metro and Tier-2 cities deliver gross yields of 7-10%, significantly above apartments. But they are a business, not a passive investment — they need daily management. If you live near the property and can give it time, a PG can generate strong cash flow. If you are an NRI or fully occupied, think twice.

Legal and safety setup

Before a single bed is rented, get the basics right:

  • Local registration: many municipalities and states require a PG/hostel registration or a trade license. Check your local rules — running an unregistered PG can mean closure notices.
  • Fire safety: a fire extinguisher per floor, clear exits, and no blocked stairwells. Inspectors check these.
  • Electricity: a PG with many ACs needs a proper sanctioned load and separate metering per room.
  • Police/tenant verification: most states require tenant verification (through the local police or an online portal). Keep a copy of every occupant's ID.

How to price beds

Pricing is the difference between 50% and 95% occupancy:

  • Benchmark against the local market: check other PGs within a 2 km radius and price 5-10% below to fill fast, then raise after 3-6 months of full occupancy.
  • Differential pricing by room: single rooms and en-suite rooms command a premium over shared dormitory beds.
  • Food-included vs food-optional: offer both. Price food-in as a fixed add-on; many working professionals want the option but won't always take it.
  • Deposit norms: 1-2 months' rent deposit is standard for PG beds.
