Terms of Service

1. Agreement to these terms
These Terms of Service ("Terms") govern your access to and use of TenantsFlo (tenantsflo.com) and its related services. By creating an account or using the service, you agree to these Terms. If you use the service on behalf of a business, you confirm you have authority to bind that business. If you do not agree, do not use the service.
2. Description of the service
TenantsFlo is a property management platform for Indian landlords, property managers, and hostel owners. It provides tools to manage properties, units/beds, tenants, rent bills, payments, deposits, expenses, and notifications (email and WhatsApp). The service is provided on a subscription basis as described on our pricing page.
3. Accounts and eligibility
You must be at least 18 years old to use the service. You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. You agree to provide accurate information during registration and to keep it updated. If you suspect unauthorised use of your account, you must notify us immediately. Owners are responsible for how they add and manage tenant data within their buildings.
4. Free trial and subscriptions
New accounts receive a 30-day free trial of the paid plan. No credit card is required to start the trial. After the trial ends, continued use requires a paid subscription selected at signup (see Pricing). We may change or discontinue features, plans, or pricing with reasonable notice; pricing for your existing billing cycle will not change mid-cycle. Trial terms may be adjusted to prevent abuse, and we may require payment details before the trial expires.
5. Fees and payment
Subscription fees are billed in Indian Rupees (INR) and are due in advance for each billing cycle. Current prices are: ₹499/month for Building properties, ₹499/month for PG/Hostel properties, and ₹499/month for Villa Portfolios. Payment is processed through Cashfree Payments, our RBI-approved payment aggregator, using UPI, cards, or netbanking. Fees are exclusive of applicable taxes (including GST), which will be added as required by law. We may issue a GST invoice on request. Failure to pay may result in suspension of your account.
6. Cancellation and refunds
You may cancel your subscription at any time from your account settings. Cancellation takes effect at the end of the current billing cycle, and you will not be charged again. Fees already paid for the current cycle are non-refundable, except where required by applicable law or in the case of a service failure on our part that materially prevents use of the service. For any refund question, contact us and we will resolve it fairly.
7. Rent collection and payment processing
Where online rent collection is enabled, payments are processed by Cashfree Payments under its own terms and privacy policy. We are not a bank and do not hold tenant money. Settlement of collected funds to the owner’s bank account is handled by Cashfree in accordance with RBI timelines. We are not liable for delays, failures, or disputes in payment processing that are caused by the payment provider, the tenant’s bank, or the UPI/card network. You are responsible for verifying that rent collection and any charges comply with applicable tenancy and tax laws.
8. Acceptable use
You agree not to: use the service for any unlawful purpose; attempt to access, tamper with, or disrupt the service, its servers, or other users’ accounts; send unsolicited messages or misuse notification features; upload or store illegal content; reverse-engineer or resell the service without our written consent; or collect data about other users without their consent. TenantsFlo reserves the right to suspend or terminate accounts that violate these rules.
9. Tenant data and your responsibility
You are the controller of the tenant and property data you enter into the service, and you are responsible for collecting it lawfully and for your use of tenant contact details (such as sending reminders by email or WhatsApp). You must have appropriate consent or lawful basis to contact tenants. Tenant data is processed by us on your instructions solely to provide the service. When a tenant is moved out or removed, you are responsible for deleting their data as required by law.
10. Intellectual property
The service, including its software, design, trademarks (including the TenantsFlo name and logo), and content, is owned by TenantsFlo and protected by Indian intellectual property laws. We grant you a limited, non-exclusive, non-transferable right to use the service during your subscription. You may not copy, modify, distribute, or create derivative works from the service except as permitted by law.
11. Disclaimers and limitation of liability
The service is provided on an "as is" and "as available" basis, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not guarantee that the service will be uninterrupted, error-free, or free of security breaches. To the maximum extent permitted by law, TenantsFlo’s total liability arising out of or relating to these Terms or the service shall not exceed the amounts you paid for the service in the three (3) months preceding the claim. We are not liable for indirect, incidental, consequential, or punitive damages, including lost profits, lost data, or business interruption. Nothing in these Terms limits liability that cannot be excluded under Indian law.
12. Governing law and disputes
These Terms are governed by the laws of India. Any disputes arising out of or relating to these Terms or the service will be subject to the exclusive jurisdiction of the courts at Bengaluru, Karnataka, India. We will first attempt to resolve any dispute informally; you may raise a concern with the Data Protection Board of India for privacy-related matters as provided under the DPDP Act, 2023.
13. Changes to these terms
We may update these Terms from time to time. Material changes will be posted on this page with an updated "last updated" date and, where appropriate, notified by email. Continued use of the service after changes take effect constitutes acceptance of the revised Terms.
